I've spent 10+ years being that architect — reviewing properties before clients bought them, reading site plans before construction started, and catching the problems that would have cost thousands to fix later. Now I offer that same review to you, without the invoice for a full project.

Architecture guidance when it actually matters

I'm a licensed architect, licensed in multiple states. I'm also a contractor's daughter — I grew up on job sites, not in a drafting studio. I've seen what happens when people make big decisions without the right information, and I've spent my career preventing those situations.

These services exist for people who are about to buy property, sign a lease, start construction, or make a major renovation decision — and want a licensed architect's eyes on their plans before they commit.

This is not a redesign service. I review what's there, identify problems, and tell you what you need to know. If you want me to design something from scratch, that's a different conversation — let's start here first.

Property Review

Before you sign — know what you're getting into

A written review of a property you're considering buying or leasing. Best for early-stage evaluation, when you have the listing or a preliminary site plan and need to know if your vision is even possible on that land.

  • Zoning analysis — what the parcel allows and what it restricts
  • Setback and coverage review — can your plan actually fit on this lot?
  • Access and utilities assessment — where are the water, sewer, and driveway constraints?
  • Permitted use check — does what you want to do actually require a building permit?
  • Written summary delivered via email within 3 business days

  • A written review based on public records, listing info, and any plans you send
  • Best delivered before you go under contract or sign a lease
  • A set of flags, notes, and action items — not a design
This is not
  • A redesign service — I don't develop space that hasn't been designed yet
  • A site visit — I work from the info you provide
  • A guarantee of permit approval — local jurisdictions vary

Site Analysis Review

For when you already have plans and need a second set of eyes

A detailed written review of your architectural plans or site drawings — existing conditions, proposed layout, zoning compliance, code issues, and constructability concerns. Best for clients who already have drawings from an architect or designer and want independent validation.

  • A redesign — I flag what's wrong, I don't redraw it for you

Real-time guidance when you need to think through your project

A live video or phone consultation followed by a written summary of our discussion — specific to your project, your questions, and your situation. This is for people who need architectural judgment in real time, not a report to read later.

Get the most out of our time together

The more context you give me before we meet, the more useful our session will be. For a Property Review or Site Analysis Review, send what you have — the more complete the picture, the better my review.

Address or parcel number

For property review, I pull public records and zoning data for your specific parcel.

Architectural plans or site survey (PDF)

For site analysis, I need your existing drawings — the more complete, the better. If you only have a sketch, that's fine too — we'll work with what you have.

Your vision and constraints

What are you trying to do? What have you been told by other people? Where are you stuck? I can't help if I don't know where you're starting from.

Important conditions — please read before booking

Submission deadline

Please submit all materials at least 48 hours before your scheduled review or consultation. Reviews sent without adequate lead time may be subject to a rush fee or delayed delivery.

Rescheduling and cancellation

Consultations may be rescheduled with at least 48 hours' notice at no charge. Sessions cancelled or rescheduled within 48 hours of the scheduled time are subject to a $250 rebooking fee.

Non-refundable

All services are non-refundable once the review has been delivered or the consultation has taken place. If I haven't started work yet, contact me and we'll discuss options.

Recordings

Consultation calls are recorded and provided to you. I may use anonymized takeaways from consultations for educational content — never with identifying details.

Guests welcome

You may include your architect, contractor, or other advisors on the call — just let me know in advance so I can plan accordingly.

Scope of advice

My advice is based on the information you provide and the jurisdiction you're in. Architecture requirements vary by city and state — I do my best to flag relevant code issues, but confirm all requirements with your local building department.

Frequently asked

Will my floor plans be redesigned?
No. I don't redesign space — I review what's there and tell you what I see. If you need me to develop design drawings from scratch, that's a different engagement and a different conversation. Start with a Property Review or Consultation, and if the scope grows, we'll talk.
Do you work in my state?
I'm currently licensed in multiple states. If you're in a state where I'm not licensed, I can still provide consultation — most of what I do is advisory, not stamped work. For reviews that require a licensed stamp, we'll need to discuss your specific requirements. Send me a note before booking and I'll confirm.
What happens if I'm not satisfied with the review?
I want you to feel confident about your project. If you feel the review was incomplete or didn't address what you asked, contact me within 48 hours of delivery and I'll make time for a 20-minute follow-up call at no charge. Beyond that, I don't offer refunds on completed work — but I do take feedback seriously.
Can I include my contractor or architect on the consultation call?
Yes. Just let me know at least 24 hours before the call so I can set up the meeting correctly. Your project team should be there — the more context they get, the better.
What's the difference between a Property Review and a Site Analysis Review?
A Property Review works from listing information and public records — you don't have full drawings yet, you're still deciding if this property is right. A Site Analysis Review requires you to have architectural plans, a site survey, or construction drawings — I review what's been designed and identify issues before you build or renovate. If you have plans, go with Site Analysis. If you're still in the "should I even consider this lot?" phase, Property Review is right.
I already have an architect. Why would I need this?
A second opinion from an architect who wasn't involved in the original design often catches things the lead architect missed — either because they're too close to the project, or because they're working under time pressure. My review is independent, and I'm not invested in any particular design outcome. I tell you what I see, not what justifies the original approach.
Can you come to the site?
These services are delivered remotely — I work from the information you provide. If you have a complex site situation that requires an in-person visit, contact me and we'll discuss options. Site visits are billed separately and depend on location and availability.
What do you need from me to get started?
For a Property Review: the property address or parcel number, any listing details, and whatever plans or sketches you have. For a Site Analysis Review: a PDF of your architectural plans or site survey. For a consultation: a brief description of your project and what you want to discuss. More context = more useful review. Send everything you have.
Do you provide stamped architectural drawings?
Not at this time. These services are advisory reviews, not design and permit services. If you need stamped drawings for a permit application, you'll need to work with a local architect in your jurisdiction who can provide that service. My reviews help you understand what you're working with before you engage that architect — and flag issues they should address.
How long does the review take?
Property Reviews are delivered within 3 business days of receiving your materials. Site Analysis Reviews are delivered within 5 business days. Consultations are scheduled based on mutual availability — typically within 5-7 days of your booking.
