DIY Site Analysis & Setbacks

You bought the lot. Now you’re standing on it with a tape measure and a notepad. That walk is the most important hour of your build — and most people waste it taking pretty photos and guessing where the house will sit. An architect arrives at the same lot in the same weather and sees something else: an envelope defined by setbacks, easements, drainage, and sun. You don’t need a license to see that. You just need to know what to look for. This chapter gives you the exact checklist I run when I walk a lot — the things a contractor’s daughter learned to notice before she ever opened a set of plans.

Reading the Lot Yourself — What an Architect Sees That You Might Miss

There are two ways to walk a buildable lot. Most people do the first one: they stand at the center, look around, take a few photos, and imagine the house sitting on the high ground near the trees. An architect does the second one: she walks the perimeter, then walks the perimeter again, and by the third pass she’s already sketching an envelope.

The difference isn’t talent. It’s a checklist. Architects don’t see more than you do. They’ve just trained their eye to look for the same handful of things every time — where the high and low points are, where the sun enters and exits the lot, where water would run after a storm, where the property lines are versus where the buildable area is. That list is short. You can run it.

On your first lot walk, bring three things: a 100-foot tape measure, a clipboard with the plat survey (or a printout of it), and a phone or camera. That’s it. You don’t need a transit, you don’t need a soil probe, you don’t need a contractor on speed dial. The plat survey gives you the lot dimensions; the tape lets you verify them on the ground; the camera captures what words won’t. Add a can of landscape spray paint and you can mark the setbacks, easements, and proposed house footprint in an afternoon.

The mental shift you’re making is the one most buyers never make: stop looking at a lot and start reading one. The view isn’t the asset. The constraints are the asset. Where you can’t build determines where you can. Walk the lot looking for the no-build zones first — setback lines, easements, flood areas, drainage paths, steep slopes, wetlands. Whatever remains is your real lot. Everything else is just the view.

Architect’s Tip

Print the plat survey at 11×17, not letter, and bring it in a clear sleeve. A small plat is hard to read outdoors; a large one you can lay flat on the tailgate and mark with a Sharpie as you walk. The act of circling things on the survey while you’re standing on the survey is the single most useful hour of any build.

Walking the Setbacks With a Tape Measure

Setbacks are the most-misunderstood number on a lot. Buyers treat them like suggestions. They’re not — they’re enforced distances from the lot line, drawn into the zoning ordinance in feet, and they shrink your buildable envelope more than anything else on the lot. The 1-acre parcel you’re imagining is not the house envelope you’re imagining. It’s the house envelope minus a perimeter band that often runs 25–50 feet deep.

How to lay them out. Pull the setback numbers off the zoning ordinance for your zone — front, rear, both sides, and a street-side setback if it’s a corner lot. Measure each one from the matching lot line with your tape. Mark the corners of the envelope with spray paint. What’s inside the marks is the buildable footprint. What’s outside the marks is a no-build band, and the no-build band is bigger than you expect.

What to look for as you walk the marks. Are there existing trees inside the setback band you want to keep? Sometimes the setback allows a structure but not a clear-cut, and a protected tree changes where you can place the house. Are there easements your plat shows crossing inside the envelope? Anything inside an easement is the utility company’s land — no foundation, no garage, sometimes not even a fence. A 20-foot utility easement down the middle of your lot is a 20-foot hole in the envelope, and it doesn’t show up on a casual walk.

Most buyers look at the property line and picture the house going nearly to the back fence. After a setback walk, that picture changes. The lot that looked like a green field is now a smaller green field with hard edges, and the house has to find a place inside the smaller field. That smaller field is the real lot, and the sooner you sketch it, the sooner your architect’s first conversation becomes about design instead of reorganization.

Corner-lot surprise. Corner lots have two front-style setbacks — one on each street-facing side. If you bought a corner lot thinking it was just “bigger,” the second setback cuts a second band out of your envelope and may leave a smaller buildable footprint than the interior lot next door. Walk the lot with that reality in mind.

Mapping Solar & Wind Patterns on Your Sketch

Sun is the cheapest building material there is, and most houses ignore it. The single most underrated number on a residential lot isn’t acreage or frontage — it’s which direction the lot faces, because the great-room windows you haven’t drawn yet need to know where the winter sun comes from.

Sketch the sun path. Stand on the lot at midmorning and at midafternoon. Note where the sun enters and exits the property. Mark the shadow lines cast by existing trees, neighboring houses, and any slope or berm along the lot line. South-facing slopes in the northern hemisphere collect winter sun; north-facing slopes don’t. East-facing exposures get morning light; west-facing exposures get afternoon heat that bleeds into evening. Sketch these on the plat in shaded pencil so the pattern stays with the survey.

Walk the prevailing wind. Pick up a ribbon, a flag, or just watch the trees for a minute. The prevailing wind direction in your region matters for siting the house (place outdoor rooms downwind of prevailing breezes for natural cooling), for siting the HVAC intake (keep it away from dust or odor sources), and for siting the entry (a north-facing entry in a cold-winter climate catches every gust). Mark the wind direction on the plat, too. Two arrows — sun and wind — start telling you where the public rooms and the private rooms want to live.

Sketch what you want. Now the plat has three things on it: setbacks and easements (what you can’t build on), sun and wind (what you want to take advantage of), and a circle where the view is (what you want to face). With those three layers, the conversation with your architect stops being “where do you want the house?” and starts being “given these constraints, the great room faces south here, the master faces the view here, the garage is tucked on the leeward side here.” That’s a conversation worth having. The other one isn’t.

Cost Reality Check

A professional site analysis visit (architect or landscape architect) runs $800–$3,500 depending on region and lot complexity. The DIY version — tape measure, spray paint, clipboard, one afternoon — costs you gas and a day. The savings come from arriving at that paid visit with observations and questions, not blank stares; the deliverables from that paid visit will be sharper and faster, often cutting an hour or two off the bill.

Reading Drainage by Eye After a Rain

Maps lie. Stormwater paths lie less. The fastest way to understand a lot’s drainage is to be on it during or just after a meaningful rain — not a sprinkle, but the kind of storm that runs off in sheets. What you see in those twenty minutes is what your architect will later confirm with a topo survey and what your builder will fight with a grader if you ignore it.

What to look for. Where does water collect and stand? That depression you walked around in fair weather is the spot that becomes a shallow pond in a storm. Where does water enter the lot from uphill? Driveways, roofs, and yard grading on adjacent properties all push water toward your property line, and a surprising amount of new-build flooding comes from neighbors’ runoff, not your own grading. Where does water exit the lot? Every property has a downhill edge, and the discharge point matters: discharging onto a neighbor’s land or into a public drain without permission is a problem waiting to happen.

The gullies and the patterns. Existing drainage paths show themselves as darker soil channels, ribbons of bare ground, or lines of moss and weeds where nothing else grows. A swale is a shallow ditch — usually intentional, sometimes not — that carries stormwater across a property. Walk the swale from one end to the other. Whatever it does on the way is what your grading plan will need to honor, because changing an existing drainage path without a permit and a civil engineer is one of the surest ways to make the county angry.

The wet-spot test. After a rain, look at where the lawn stays soggy for hours after everything else dries. Soils with high clay content hold water long after the surface looks dry to a casual eye. A wet spot ten feet from your buildable area isn’t a wet spot — it’s a hint about where the foundation needs more drainage work, or where the septic field can’t go, or where the crawlspace will be damp. Mark it. Talk to your architect about it.

The point of this exercise isn’t to design your drainage plan. It’s to make sure your architect’s plan accounts for the water your lot already moves — not the water a calculator on a screen assumes will move. Eyes on the ground, after a storm, are worth more than any software render at this stage.

Spotting Soil & Vegetation Red Flags

You don’t need a geotechnical report to do a first pass on a lot’s soils. You need eyes and the willingness to read the ground. Soils announce themselves in color, in vegetation, in behavior after rain, and in what’s growing where.

Color tells. Dark brown or black topsoil is healthy ground. Reddish-brown or orange-tinted subsoil often signals clay content, which expands and contracts with moisture — footings on clay need to be designed for that movement. Gray or mottled subsoil (especially gray with rust streaks) suggests a high water table or seasonal saturation, both of which change foundation and grading choices.

Vegetation tells. A patch of cattails, sedges, or reeds on a lot that’s supposed to be dry ground tells you the water table is shallower than the surface suggests. A row of willow trees near a property line is reading the same signal. Conversely, sparse vegetation on what should be a healthy slope often signals thin soils over rock — expensive excavation territory. Watch for invasive weeds that thrive in compacted soil (knotweed, Japanese stiltgrass); they often mark former driveways, old building pads, or buried debris that will surface during excavation.

Test by feel. Pick up a handful of soil from a few different spots and squeeze. Sandy soil crumbles and falls apart — it drains well but doesn’t hold a heavy load. Clay soil holds its shape, almost feels plasticy — it’ll shift with moisture. Loam holds a loose ball but breaks apart easily — generally the easiest soil to build on. You aren’t running a lab test. You’re getting a feel for what the foundation will sit in.

Look for fill. A lot that was previously developed often has a layer of imported fill on top — sometimes good structural fill, sometimes demolition debris, sometimes junk. Color changes in a vertical cut (a ditch, a neighbor’s foundation dig, a road cut) reveal fill: lighter or darker soil sitting on top of native subsoil. Building on undocumented fill without compaction testing is asking for differential settlement. If your lot has obvious fill, plan for a geotechnical report before you commit to a foundation type.

Architect’s Tip

Drive past the lot at three different times before you buy — a sunny morning, a windy afternoon, and once after a hard rain. Different conditions reveal different truths. A lot that looks flat and friendly on a sunny morning can show you standing water, frozen patches, or proprietary easements after a storm. The lot that performs well in all three conditions is the lot worth an architect’s full attention.

Cost Reality Check

A geotechnical (soils) report runs $2,000–$5,000 and is the single most valuable pre-construction document you can buy. On a tricky lot with suspected fill, a high water table, or clay subsoil, the report can save $15,000–$80,000+ in foundation over-design by telling you exactly how deep to dig, how much steel to use, and which footing type fits the actual ground conditions. Skip everything else first; don’t skip this.

Drawing Your Own Buildable Envelope Before You Hire Anyone

The whole point of the previous five sections is this: you should be able to draw a buildable envelope on the plat survey before you ever pick up the phone to call an architect. That drawing — setbacks crossed out, easements hatched, flood zones marked, sun path and wind arrows drawn — is the document that makes your first architect meeting useful.

Step one: trace the no-build zones. Start with the setback envelope from Section 2. Over that, draw the easements from the plat survey (utility, drainage, access) as hatched bands. Add any floodplain or wetland edges from the FEMA flood map. Add any steep slopes that can’t be built on without a geotechnical review (often 25% grade or steeper, depending on the jurisdiction). What’s left, after all those layers, is your buildable envelope. It will be smaller than you thought. That’s normal.

Step two: sketch the house footprint. Inside the envelope, sketch a possible house footprint at the rough size and shape you’re imagining. Two stories, single story, L-shape, rectangle — whatever you’re leaning toward. Mark a possible garage location (tucked on the leeward side, away from the prevailing view, close to the driveway). Mark a possible driveway path from the road to the garage. Mark a possible septic field location if the lot isn’t on sewer.

Step three: add the natural inputs. From Section 3, draw the sun path from morning to evening, with shaded bands for existing tree shadows. From Section 4, draw the drainage arrows — where water enters, where it crosses, where it exits. From Section 5, sketch the soil type transitions (sandy on the rise, clay in the low spot). The drawing now shows not just what you can build, but what you want to take advantage of and what you have to work around.

Bring this drawing to your architect’s first meeting. Don’t worry if it’s rough — a Sharpie on the plat is fine. What you’re delivering is the most valuable thing an architect gets from a client: observations made on the ground, marked on the survey, with priorities called out. The meeting that starts with that drawing is twice as productive as the meeting that starts with “we’re not sure where to put the house.”

The Craftsman’s Rule

Never design a house you can’t yet draw onto the lot you bought. The drawing doesn’t have to be precise — it has to be honest. If the floor plan you saved from a magazine doesn’t fit the envelope you marked with spray paint, the floor plan isn’t the answer. The envelope is the answer. Build the house that fits the lot you have, not the house you saw on Pinterest.
