What Actually Happens in a Custom Home Build

I'm a licensed architect and a contractor's daughter — here's the eight phases every custom build goes through, and what trips people up at each one. Read it before you buy a lot, before you sign a builder contract, before you break ground.

A custom home is not a product you buy — it's a process you run. The decisions you make in month one (what lot, what schematic, what architect) cascade into every choice you make in year two. Most of what goes wrong on a custom build isn't bad luck; it's an earlier phase that didn't get the attention it needed. Here's the eight-phase shape every custom home goes through, and the specific pressure points at each one.

Lot Selection

The lot drives everything downstream. Soil type, slope, drainage patterns, easements, utility availability, and access for construction equipment all change what you can build on a piece of land — and how much it will cost. A bad lot choice quietly inflates budgets by tens of thousands before a single architectural drawing exists, and a FEMA flood zone mapping or a hidden utility easement can shut down a design entirely after you've committed.

Why this phase matters: Site analysis done before purchase is the single highest-value architectural deliverable you can buy. Once you close, you negotiate with what you have — not what you wished you had.

Schematic Design

This is where your program — number of bedrooms, square footage, lifestyle goals, future needs — gets converted into a footprint, a massing, and a spatial diagram. We work through room adjacencies, single- vs. multi-story trade-offs against your lot allowances, how the sun moves across the building, and how circulation flows from entry to back. It is not yet a finished drawing set; it's the framework that every later decision hangs off of.

Why this phase matters: Schematic design is where you test ideas cheaply. Changes here cost hours on a whiteboard. Changes later cost months and thousands of dollars in re-drawing.

Permit-Ready Drawings

A "permit-ready" set is different from a "construction-ready" set. Plan reviewers care about zoning compliance: setbacks, height limits, lot coverage, fire separations from property lines, egress window sizes, and parking where applicable. The set proves to the building department that what you're building is legally allowed on this lot. It may not yet tell the builder how to build it.

Why this phase matters: A permit-ready set that misses a setback or an egress detail gets bounced at intake. The wait for a re-submission and re-review is weeks of dead time on your timeline.

Construction Documents

The full CD set is a coordinated package: architectural, structural, mechanical, electrical, plumbing, and a specification book that names every product and assembly. Missing details here become RFIs in the field, change orders, and arguments between the architect, builder, and trades. A complete CD set is what allows a builder to price accurately and build without having to design on the fly.

Why this phase matters: Every wall section, every penetration, every fastening detail that isn't in the CDs gets interpreted by the trades — and the interpretations are not free. CD quality is the difference between a fixed-price contract you can trust and a cost-plus contract that balloons.

Builder Selection

Picking a builder is not just price comparison. You need to level the bids — apples to apples, line by line — verify the license and insurance, call the references on jobs of similar size and complexity, and decide between fixed-price and cost-plus contracts. A good general contractor will read your CDs carefully and flag gaps before they price it. A bad one will price what you sent and surprise you in month three.

Why this phase matters: The cheapest bid is rarely the best bid. The right builder protects the architectural intent; the wrong one makes the cheapest decisions at every intersection.

Groundbreaking

Site preparation — clearing, grading, temporary utilities, erosion control, builder's risk insurance, and a placed portable toilet — happens before the foundation crew ever shows up. The first 30 days of any build are dominated by trades whose work disappears under later work: excavation, forming, footing pours, foundation waterproofing. Schedule this phase tightly because everything downstream is sequenced from it.

Why this phase matters: The first 30 days set the rhythm of the entire build. Miss the foundation pour window for weather, and you may be two months out from framing.

Inspections

Inspections are scheduled checkpoints, not surprises: footing (before the pour is covered), foundation (before backfill), framing (after the building is closed but before insulation), rough-in MEPs (mechanical, electrical, plumbing before drywall), insulation, and final. Each inspector is reading the building against a specific code section. Failing one stalls everything until the correction is documented and re-inspected.

Why this phase matters: An inspection failure mid-build is one of the most expensive schedule events. Build it right the first time, document it, and have the architect and builder coordinated on the inspector's reading.

Closeout

Closeout is the most-skipped phase in custom builds. Punch list — every small defect, scratch, and finish issue — gets walked and documented. The certificate of occupancy from the building department is required before you move in. Lien waivers from every subcontractor protect you from a supplier or sub coming back for payment after you've paid the GC. The warranty walkthrough at month 11 catches items the builder must fix before the one-year warranty expires. And the as-built drawings — how the building was actually built, not just how it was designed — get turned over to you as the homeowner.

Why this phase matters: The graceful closeout is what separates a custom build that ages well from one that becomes a list of unresolved disputes. As-builts alone pay for themselves every time you need a renovation later.
